Aerial surveys are not as detailed as a standard ALTA Survey and should only be considered for non-standard properties that are large in size. Examples might be large ski resorts or golf courses. The properties are typically hundreds or thousands of acres. The use of an aerial survey does not negate the need for the surveyor to comply with the Minimum Standards regarding property boundaries, but other elements of the survey will be less accurate than that of a standard ALTA. The use of aerial survey methodology should be discussed in great detail with all transaction parties prior to the performance of the survey, to ensure that all agree to the methods used and the resultant level of precision on the final product.
