Zoning FAQs

How do I order?

Requesting a proposal is easy! All we need to get started is a property address. Just send an email with your contact information and the property address(es), and we’ll have a proposal out to you within 24 hours. You may also request a zoning proposal when you order one of our other due dilligence services, and we’ll work together to get all proposals out at once. If you’re looking for a product other than the Standard Zoning Report, our order form will help you choose the components you need.

How much does it cost?

Each project is quoted individually. Single sites include current municipality fees and estimated timeframe. Multi-site projects are quoted at a base price plus the cost of municipality fees, which will be added to the project invoice. On average, a single-site project is likely to cost $700-$850 including municipality fees, which vary. West Coast fees tend to be higher, Midwest fees tend to be lower, etc.

How long does it take?

Average timeframe for a single-site project is 2-3 weeks; however, timeframe is one reason why we like to quote each project individually. Some areas turn requests in a matter of days, while a few places take months to provide requested documents and information (Honolulu, Miami). In the event of an extended timeframe, our zoning team is always happy to provide a draft report within 2-3 weeks containing all information available to date. Need it even faster? An expedited preliminary report may be available for an additional fee, depending on project specifics.

How many sites can you do?

We have the capacity to handle projects consisting of several hundred sites at any given time.

Where do you work?

All 50 US states and parts of Canada.

What if I just need a zoning letter?

We are happy to provide individual document retrieval services for zoning letters, certificate of occupancy copies, variances, site plans, etc. Please be aware, however, that we do not guarantee the content or format of municipal zoning letters. Some municipalities provide comprehensive zoning letters including conformance information, and others provide simple letters that only state the zone of the property. If you require specific information, you may want to consider ordering a zoning report, which will include research.

Do you do custom reports?

Absolutely! Just let us know what custom report you’re looking for, and we’ll do our best to accommodate your needs.
